Your agent will research new home communities, seek out "spec homes" for you to preview, negotiate on your behalf, order your home inspection as well as work with you on all other facets of the buying and escrow process.
AND WHAT ABOUT BUYER REPRESENTATION? The sales representatives at the New Home Model & Sales Centers represent the BUILDER, not the buyer. This fact is even stated on their contracts. These agents are protecting the seller's/New Home Builder's interests, NOT the Buyers' interests. If you want your own representation, a Buyer's Agent who will review the contract with you and alert you to disclosures such as expansive soil etc., then make sure you bring your Realtor with you on your FIRST visit.
